Guidelines for Future Homeowners

Many condos, townhouses and subdivisions are governed by a homeowners association (HOA). These associations help maintain shared communities, including maintenance on the common areas, as well as helping to enforce regulations that come with the property.

  1. Read. Before completing an offer to purchase, read through and understand all of the governing documents. There may be regulations that effect whether you buy a particular home or look for another. Regulations can range from the amount of people living in a home, the size, pets (including size limits) or even your front door color. Make sure to read over these documents carefully. If you have any questions, it’s best to have them answered before finalizing your sale.
  2. Participate. There will be board meetings — usually on pre-determined schedules — that discuss items such as HOA dues and the large repairs or common area improvements. Participating in your HOA is a great way to  connect with people within your community and to make sure you are always in the loop as far as upcoming expenses, improvements and changes.
  3. Lead. Many HOA associations are governed by a Board of Directors. There is no better way to learn about your new community, its history and its future than become part of the governing body.
